The Beginning
Lloyd Residential Property Management launches! Craig and Pat Lloyd move to Sioux Falls to manage a multifamily property called Meadowland Apartments. This community is located on 41st St & Marion Rd on the outskirts of Sioux Falls with 120 apartments. This is a low-income housing section 236 HUD project.
Lloyd Construction Starts
Craig builds his first family home for $15,000 launching Lloyd’s construction division. In the current market, this home would appraise for approximately $260,000 – $300,000.
Lloyd Breaks Company Records Building 50 Homes
Craig Lloyd leads the construction division to a record-breaking 50 homes built throughout the area. This number is then doubled by 1978 when the new milestone is set at 100 homes built.
Lloyd Builds Meadow Vista Townhomes
Lloyd Construction builds Meadow Vista townhouses, one of the first townhome communities in Sioux Falls. It is located on Lotta St on Tomar Hill.
Westward Ho Townhouses
Lloyd develops and constructs 24 units called the
Westward Ho Townhouses. These are built on leased property from the Westward Ho Country Club.

Beadle Plaza Apartments
Lloyd develops, builds and manages Beadle Plaza apartments. This community is 44 units located on 14th St & Cliff Ave in Sioux Falls. It is a section 8 low-income housing community.
New Low Income Housing Program
Craig and Pat create a South Dakota Low Income Housing program with CitiBank to combine 6% and 18% interest rate loans to total a 10.5% interest rate loan. This allowed for credits to build Springbrook, Beadle West and Prairie Tree multifamily housing communities.
Lloyd Sees Growth In Third-Party Management
Lloyd Property Management grows its portfolio to more than 500 third-party units.
Lloyd Golfs to Benefit Nonprofit
Lloyd values giving back to our communities and participates in the 13th Annual Holiday Inn Invitational to benefit The Girls Club.
Brooks Crossing Office Center
Lloyd builds and manages Brooks Crossing Office Center on 49th St & Louise Ave next to Empire Office Center also built and managed by Lloyd. This project is almost $2 million in construction with 28,000 square feet of commercial space. This is where Tim Johnson will announce his run for US Senate.
The Clock Tower Square, Lloyd’s New Headquarters
Lloyd Construction moves to the Clock Tower Square on 41st St & Marion Rd. Lloyd serves as the construction company and property manager for this development. This project is nearly $2.5 million in construction with 37,000 square feet of commercial space.
Park Place Center
Lloyd builds and manages Park Place Center along 41st St, west of Kiwanis Ave. This is the new headquarters for Lloyd Property Management. This commercial center offers better rent rates than the mall proving to be a valuable asset with a great location. Park Place Center has 43,000 square feet of commercial space.
Lloyd Development Launches
Lloyd develops Meadows on the River, north of 41st St & Louise Ave, launching the Development division. This land development continues into the early 2000s bringing national retailers and restaurants including Walmart, Menards, Home Depot, Century Theatres, Johnny Carinos and many more. This development greatly impacts the future of commercial business in Sioux Falls.
Record Breaking Milestone
Lloyd manages 2,000 apartments throughout Sioux Falls and Rapid City creating a company record.
Lloyd Hosts Chamber Mixer
Lloyd hosts the Chamber Mixer with a Welcome Home Event at the Westward Ho Country Club.
Lloyd Builds Mineral Palace in Deadwood, SD
Lloyd expands into Deadwood starting construction on Mineral Palace Hotel. This site is in a very strict historical district of South Dakota. Mike Tennyson is our partner on this project and now serves as a current board member.
Lloyd Grows to 50 Team Members

Lloyd Manages 19 Properties
Lloyd Property Management breaks company records with 19 communities under management.
Lloyd Brings New Apartment Options
Lloyd develops, constructs and manages Ridgeview Apartments which is a 48 unit tax credit project. This community is still managed through Lloyd today by Reside Property Management.
Lloyd Develops New Mixed-Use Property
Lloyd starts development and construction on Royal Oak, along west 57th St between Western & Louise Ave. This community will have multifamily housing and commercial space on the first floor. The first phase under construction will have 39 units. Royal Oak is still managed by Lloyd today.
Lloyd Team Celebrates Tom & Jerry Holiday Party
Team members continue the tradition of the Lloyd Tom & Jerry holiday party. This was started by Pat and Craig when the company was founded in 1972 and is a cherished tradition to this day.
Lloyd Expands into Spearfish, SD
Lloyd develops, builds and manages South View Apartments. This tax credit property consists of 48 units and is a joint venture project with Mike Tennyson, a current board member.
Lloyd Expands into Council Bluffs
Lloyd develops, builds and manages Deer Ridge Apartments in Council Bluffs, IA. This community consists of 96 units.

Royal Oak Center Becomes Our New Headquarters
With expanding services and a growing team, Lloyd moves its corporate headquarters to Oak Center at Royal Oak on 57th St in Sioux Falls.
Lloyd Hosts Ribbon Cutting at Royal Oak
Lloyd introduces a new multifamily housing community and retail center, Royal Oak. Located on west 57th St between Western & Louise Ave it has 39 units with more to come. This community is still managed by Lloyd today.
Mary Joins the Team
Mary Lloyd-Huber returns to Sioux Falls and begins working for Lloyd in the property management division. This shows the Lloyd family’s commitment to continuing their legacy as a family-owned business.
Esurance Kicks Off The Thelin Development
Lloyd is selected as the developer for the Thelin land and brings large organizations, starting with Esurance, to the development. This is the start of office growth in the area and brings jobs to the northwest side of Sioux Falls. Lloyd develops, builds and manages the Esurance building and continues developing and bringing other large companies to the area including Midcontinent in the future.
Lloyd is Chosen to Develop Dawley Farms
Lloyd is awarded the job to develop the Dawley Family Farm into a retail destination for all to enjoy. This 300 acre property, Dawley Farm Village, continues to bring new growth and vitality to the east side of Sioux Falls.
Midcontinent Corporate Office Joins Thelin Development
Lloyd Construction builds the corporate headquarters for Midcontinent Communications in northwest Sioux Falls. This is the first of many projects with Midco.
Lloyd Construction Builds Premier Bankcard
Lloyd develops and builds the new headquarters for Premier Bankcard. This two-story building features 140,000 SF of office space and is a multimillion-dollar project.
Lloyd Participates in the Historical St. Patrick’s Day Parade
Pat Lloyd, the co-founder of Lloyd Companies, is proud of their family’s Irish heritage and the company embraces this. Lloyd team members and families come together to join the festivities of the Sioux Falls St. Patrick’s Day Parade with a construction and property management float. This is one of many years the company celebrates this holiday by participating in the parade.
Lloyd Breaks Ground on Dawley Farms
Lloyd celebrates the groundbreaking of Dawley Farm Village with the Dawley Family, city officials and community leaders. This first phase includes 275,000 square feet of commercial/retail space on 32 of the 70-acre development. This will bring new life to east Sioux Falls.
Lloyd Builds New East Side Theatre
Lloyd Construction builds Century Theatres at Dawley Farm Village. The project was completed more than 3 weeks early just in time for the premiere of the latest Twilight film.
Apartment Portfolio Grows to 3,000 Units
Lloyd Property Management’s portfolio grows to 3,000 apartments after assuming management of West Briar Commons. This division also has an average occupancy rate of 93% which is above industry average at this time.
Lloyd Revitalizes a Century-Old Lumber Yard
Lloyd is selected to redevelop the former Schoeneman lumber yard along the river and 8th St in downtown Sioux Falls. Lloyd Construction builds The Lumber Exchange, a new 4-story mixed-use building with office and retail space. We also serve as the management and real estate company for this property.
Our headquarters moves to this location which remains our corporate headquarters today.

Team members volunteer at The Banquet in Sioux Falls making and serving food for those in need. This is one of many ways Lloyd continues to improve quality of life in our communities.
Bluffs at Willow Run Breaks Ground
This premier east side community offers a luxury lifestyle on Willow Run golf course. The Bluffs offers 161 apartments and many on-site amenities including an indoor pool, underground parking and more. Lloyd develops, builds and manages this project which is one of the first major housing projects on the east side of Sioux Falls.
Lloyd Named Among 50 Best Places to Work
Prairie Business Magazine recognizes Lloyd Companies as one of the 50 best places to work based on employee nominations regarding workplace culture, opportunities for growth, teamwork, individual responsibility and team morale. This marked the start of a 7-year streak that is still in progress.
Lloyd Builds Iconic Carsforsale Headquarters
Lloyd Construction completes this one-of-a-kind 115,000 square foot building that serves as the Carsforsale headquarters. It includes offices, conference rooms, a bank vault office door, indoor slide, plus a race car, dinosaur, golf simulator, theater and more.
The Cascade at Falls Park Groundbreaking
Lloyd breaks ground on the first phase of The Cascade at Falls Park, a mixed-use development in Uptown Sioux Falls. This project features 20,000 square feet of retail space, 197 lofts, underground parking and 50,000 square feet of courtyard space and more. This is a cutting-edge project that offers elevated living options in the heart of Sioux Falls.
Park88 Grand Opening
Lloyd opens the first phase of Park88 in West Des Moines, IA. Build by Lloyd, this community offers 48 townhomes, 113 apartments, an office and many community amenities including a pool, fitness center, dog park, underground parking and more.
Empire Place Redevelopment Begins
A former car dealership lot will become a thriving retail development on west 41st St near Interstate 29. Lloyd serves as the developer, builder, listing agent and property manager for this exciting destination.
Lloyd Hospitality Group Launches
Lloyd extends its development, construction and property management services to include the Hospitality industry throughout the Midwest. The first hotel developed, built and managed by Lloyd is the Hilton Garden Inn Cedar Rapids, IA.
The Steel District Groundbreaking
Lloyd breaks ground on The Steel District in Uptown Sioux Falls. This monumental project will include a Canopy by Hilton hotel, a modern 7-story office building with retail and restaurant space and a parking ramp wrapped in premier apartments and condos along the river.
Celebrating 50 Years of Improving Quality of Life
Lloyd is proud to celebrate its 50th anniversary with the Lloyd family, team members and the community. This year-long celebration commemorates all of the milestones the company has made along the way along with giving back $50,000 to our communities to thank them for their support along the way.
Block 5 Breaks Ground
Downtown Rapid City sees the start of construction on monumental project Block 5 and celebrated a groundbreaking ceremony. This is a mixed-use project featuring underground and surface parking, first-floor retail space, first through fourth-floor Hyatt hotel and event space and fifth through tenth-floor lofts and community amenities.
