The Cascade Announces Pre-Leasing For Second Building

Thanks to overwhelming demand for its first downtown apartments, The Cascade will begin pre-leasing its second building on Nov. 5. “Building B” offers 69 lofts and is under construction to the west of “Building A” which sits on North Phillips Avenue across from Falls Park West.

“We are down to very few units left in the first building, especially for certain floor plans, so to ensure everyone who wants to live at this incredible property has a chance to reserve a unit, we’re about to begin to pre-lease the second building,” said Drew O’Brien, regional manager for development and property management at Lloyd Companies.

Building B includes a wide mix of floor plans, from studio and one-bedroom apartments to two-story townhome-style lofts.“These are new to The Cascade and very unique for downtown and for Sioux Falls,” O’Brien said. “There are 11 lofts that are on both the third and fourth floor of the building, so you get the layout of a townhouse within a downtown community.”

Residents of Building B will enjoy the same fantastic amenities as the rest of the Cascade community, including multiple community gathering spaces, a fitness center, a rooftop deck with fireplace, free Starbucks coffee in the lobby and an incredible courtyard.

“We’ve been making nice progress on the courtyard and hope to have elements of it available for residents yet this fall,” O’Brien said. “When it’s all done, they will be able to enjoy an outdoor lounging pool and hot tub, tons of green space with multiple fireplaces and an outdoor kitchen, a bocce court and a phenomenal dog park.”

Many of the units now available in Building B – and a few left in Building A – face the courtyard. “As our businesses are starting to open in building A, residents are seeing what a truly complete lifestyle The Cascade has to offer,” O’Brien added. “You literally can walk right from your building into a brewery, a coffee shop, a boutique and more.”

Residents are expected to begin moving into building B before mid-2020. “And if you can’t wait that long, we do still have some availability in Building A, so come talk with us and take a look around and we’ll help figure out the best home for you,” O’Brien said.

The Cascade will hold an open house for Building A on Oct. 26 from 11 a.m. to 1 p.m. where guests can tour the entire property. Pre-leasing for Building B will start Nov. 5.
