With Hotel Open, Lofts Coming Soon, Block 5 Launches In Downtown Rapid City

Downtown Rapid City is welcoming Block 5 in a big way.

The mixed-use 10-story development from Lloyd Companies has transformed the area along Saint Joseph Street between Fifth and Sixth streets with a mix of hospitality, residential and retail development.
Block5 May Construction ExteriorSince the new Hyatt Place hotel opened April 23, “the response has been outstanding,” said Jennifer Seifert-Brenna, vice president of hospitality. “Every day we have locals and visitors that are staying downtown come into the hotel to check it out.”

Located on floors two through four, the hotel offers a high-end, modern and organic look. Custom-cut stone at the front desk was handpicked in the Black Hills, while large windows draw in light and plants throughout the lobby bring in a natural feel.

“Within the art collection, you’ll see images and nods to the Black Hills,” Seifter-Brenna said. “The Hyatt Place is the first new hotel in downtown Rapid City in 35 years and we wanted it to be a distinctive place.”
Block5 May Construction ExteriorThe hotel’s 117 guest rooms are spacious and modern. Every room has a safe and cozy corner couch that doubles as a sofa-sleeper, accommodating a family of six.

“Our suites offer small kitchenettes with full size refrigerators and our executive suites have large corner windows overlooking downtown,” Seifert-Brenna said.
Hyatt Place InteriorThroughout the hotel, you’ll find small spaces for guests to gather along with a beautiful ballroom that can be divided into four meeting spaces.

“Event booking and guest rooms reservations came in a record-breaking pace for a Hyatt Place,” Seifert-Brenna said. “This property secured $2.5 million in pre-booking prior to opening, which is unheard of for Hyatt.”

Guests are drawn by the ability to host weddings or sit-down events for 300 guests and expanded to 400 with theater-style seating.

“We are seeing a great response with wedding tours and meeting space interest,” Seifter-Brenna said. “Our pre-function space outside the Vista Ballroom, named for the beautiful views throughout our community, is filled with windows, comfortable seating, plants, and high ceilings.”
Hyatt Place at Block5 in Rapid CityFor Lloyd Construction, Block 5 represents the biggest Rapid City project ever.

“It’s also among the largest projects in Lloyd Companies’ history, so it’s a landmark project for our team and the community,” said Jerry Fromm, president of construction. “Overall, construction has gone well and we’re proud to present this to Rapid City and everyone who will visit here.”

Lloyd Companies was selected by Elevate Rapid City through a competitive process to develop the property.

In addition to a new hotel and retail options, Block 5 will bring the first residential lofts to downtown Rapid City.

The Block5 Lofts, which occupy by the top six floors of the development, will be ready for residents to move in in mid-June.Block 5 Lofts living room “Our crews are finishing up sitework at the corner of 6th Street and Saint Joseph Street,” Fromm said. “They’re also installing appliances and working on finishes in the resident lobby on first floor, but otherwise we’re ready to go.”

There are 130 lofts in a mix of studio, one and two-bedroom floor plans.

“Leasing is off to a strong start, now that construction is starting to wrap up and we’re able to hold more open houses and welcome future residents to their new home,” said Ashley Lipp, vice president of residential property management.

“The feedback has been great, people are amazed by the views, the upscale finishes and spacious floorplans.”
With oversized windows, granite counters and one-of-a-kind amenities, there’s nothing like it in town, she added.
