The Commons To Offer Almost 300 New Living Options
Whether you’re looking for a traditional apartment, a townhome or something in between, a new community opening this spring is going to feel like home.
The Commons is located off West 69th Street west of Louise Avenue and ultimately will include almost 300 units offering a mix of layouts for all lifestyles:
The first phase, called The Flats, will launch with a 14-unit building, opening in late May. Rent starts at $785 for a one-bedroom to $1,125 for a three-bedroom, with optional detached garages. Another 14-unit building is under construction, and others will follow as market demands.
The second phase, a three-story, 57-unit, traditional-style apartment building, will start construction this spring and open this fall, followed by a four-story, 76-unit building.
The third phase, including 71 townhomes, will start construction this fall.
“The location is amazing,” said Ashley Lipp, regional property manager for Lloyd Companies. “I foresee a lot of medical professionals living in that community with the Heart Hospital and Behavioral Health right across the street.”
The range of rent prices is outstanding, Lipp added.
“We’ll have townhomes that tend to be mid-to-higher end, but we also have more affordable 14-plex units, which is pretty awesome for a brand-new property with that kind of amenity package.”
Residents of The Commons will be able to enjoy an outdoor pool and play area, recreation court, large community room and fitness center as well as a full package of amenities within their homes.
The tech-friendly units will even allow new residents to hook up internet service immediately with the tap of a button on their phone. The Commons is part of the Sioux Falls School District.
“I’m very excited for the neighborhood. It’s a great, newer neighborhood, and I think it will be really appealing to people,” Lipp said.
The project was developed by Signature Companies LLC.
The front part of the property is expected to develop with offices or businesses such as a gas station or small strip mall.
“The area is really booming,” said Clint Ackerman, CEO of Signature. “We’re excited to offer residents close proximity to the employment center, the mall area and future access to I-29 on 85th Street.”
