Get ready for another huge year at Dawley Farm Village – including new stores, restaurants and an exceptional new place to live.
Lloyd Companies has started construction on The Carlton at Dawley, a four-story, 152-apartment complex that will include 40,000 square feet of commercial space on the first floor plus underground parking. It’s located south of 18th Street to the north of Lloyd’s Dublin Square apartments.
“Dawley Farm continues to grow and bring additional offerings to the east side of Sioux Falls, so we’re excited to build on that with a new apartment community that will complement our extremely popular Dublin Square Apartments and Townhomes,” said Luke Jessen, Lloyd’s Senior Director of Development.
“The popularity and success of that project led to the planning of The Carlton. Although the projects are separate, the property integrates well within the neighborhood and bridges the transition from the lower density residential development to the heavier commercial spaces like Century Theater and Target.”
The design for The Carlton was inspired by a vision of handwritten letters from the past sent in envelopes sealed with a classic wax stamp, said Drew O’Brien, Lloyd’s Multifamily Development Director.
“We hope to create an atmosphere that inspires conversation, creativity and relaxation,” he said. “The vision is to capture a modern take on some of our popular concepts in south Sioux Falls Donegal and Royal Oak Apartments. A contemporary level of sophistication will provide an elevated lifestyle community.”
Residents at The Carlton will love the amenities, he said.
“You’ll see what we mean by creating an elevated lifestyle when you experience the rooftop patio with firepit, indoor pool and hot tub and two lounges with kitchen spaces for entertaining,” O’Brien said.
“You’ll work out in a fitness center with modern, interactive equipment, take your dog to our onsite dog park and stop by our onsite Starbucks coffee bar and café lounge when you want to unwind or grab a to-go cup. We’re really happy with all the amenities this community is going to offer.”
The Carlton plans to start pre-leasing studio through three-bedroom apartments this coming spring or summer and open the first apartments along with the clubhouse this fall.
“We’ve designed the first-floor space to be complementary for office-style uses such as dental clinics, chiropractic offices, insurance agents and financial advisors that prefer more accessible and visible offices,” Jessen added.
