New Apartment Communities Find Fast Start In Multiple Markets
From northwest and southeast Sioux Falls to Harrisburg and Rapid City, the theme is the same: Apartments are leasing as fast as Lloyd Companies can build them.
“In March, we broke our all-time record for the number of rentals in one month by more than a 25 percent increase” Regional Manager Drew O’Brien said. “We’ve been at some of our best occupancies over the last few months since I can’t even remember.”
And as new properties have started to pre-lease and open for residents, that momentum has only continued.
“We’re bringing on new units every single month and we’re still filling up as fast as we can put them in the ground,” O’Brien said.
Here’s a look at Lloyd’s latest communities:
The Rowe on 57th
It’s unlike anything you’ve seen from Lloyd: think 80s-inspired design with the sort of backdrops you’ll be eager to share on social media.
The Rowe is located on 57th Street and Bahnson Avenue in southeast Sioux Falls and will bring that 1980s sense of “glam meets fun” to residents when they step into this one-of-a-kind clubhouse. Think Ms. Pac-Man video game tables for cocktail tables – you get the idea.
With custom neon signs and fun throwback vinyl, The Rowe will be centered around a huge clubhouse with an open floor plan designed for multiple uses plus a state-of-the-art fitness center.
The courtyard is designed for activity with outdoor games, a large swimming pool and plenty of spaces for grilling and gathering.
The Rowe will open its first “flat” style building with 16 one, two and three-bedroom homes this April and a new 36-home building in early June.
The Rowe is expected to include 140 apartments and flats in its first phase with up to three additional phases of multifamily and mixed-use developments in the future.
Its location in southeast Sioux Falls is especially sought-after for its proximity to a number of schools, plus the growing retail and employment centers on the east and south sides.
Sawyer Pointe
Bringing an amenity package unlike anything Harrisburg has seen, Sawyer Pointe is proving to be an immediate hit.
Its clubhouse opened in March, offering a coffee bar café, a fitness center with “smart” interactive workout equipment and a modern community room.
By this summer, Harrisburg’s first and only pool deck will include a zero-entry pool with bubblers, an outdoor kitchen and grill area and a fire pit lounge.
The first phase of Sawyer Pointe, which is next to Harrisburg’s Freedom Elementary, offered 60 apartments. The newest phase, which started leasing earlier this year, brings 144 apartments in four new three-story buildings that will include one-bedroom, one-bedroom plus den, two-bedroom and three-bedroom options.
As one of the state’s fastest-growing communities, Harrisburg’s clear need for housing is reflected in the quick lease-up of Sawyer Pointe, which Lloyd expects will see continued demand in the months ahead.
The Silos at Ellis Crossing
A Modern farmhouse design inspired by your favorite home renovation shows will greet residents at The Silos at Ellis Crossing in southwest Sioux Falls.
Located at the booming intersection of 41st Street and Ellis Road, The Silos began pre-leasing the first week in April with an immediately strong response.
The first phase of 30 townhomes offers a new layout to the Lloyd portfolio, including two-stall attached garages and two and three-bedroom options, plus smart home technology.
Community amenities include a zero-entry swimming pool, fire pit and outdoor kitchen in addition to the clubhouse that will draw on the modern farmhouse theme in its design.
This fall, 72 apartments will become available, with the Silos reaching 350 apartment homes at full buildout, in addition to commercial development on the intersection.
With its location next to Tea’s Frontier Elementary and near an expansive Sanford Health clinic, Lewis Drug and newly opened Fareway grocery store, The Silos already is proven it’s situated in an ideal up-and-coming location.
Lux North
West coast cool and Boho chic comes to northwest Sioux Falls in Lux North, a new 216-home community near 34th Street and Career Avenue.
An initial 36-home building will open in July, along with a clubhouse featuring a nautical, laidback vibe. Local artwork will be on display throughout the community, which will stagger a few months in between each building.
Outdoor amenities include a zero-entry swimming pool, outdoor kitchen, firepit and lots of gathering space.
Pre-leasing will start in April, and given the booming employment centers and new schools nearby, Lloyd expects Lux North will fill fast.
The VUE at Catron
Lloyd’s first multifamily development in Rapid City is off to an incredibly fast start.
The VUE At Catron is moving residents into its first 36-unit building in late April. An additional 36 units will become available in July 2021. All 72 units have been leased and there is currently a waitlist.
At full build-out, the property will feature 168 modern one, two and three-bedroom apartment homes with great amenities and a breath-taking view of the Black Hills.
The final 96-home building is scheduled to open in the spring of 2022 and will start pre-leasing in the coming months to accommodate those looking to lock in their housing for next year.
Amenities include a clubhouse with a community room, 24-hour fitness center, a courtyard with an outdoor pool, fire pit, outdoor kitchen, playground and dog park.
