Major Avera Medical Center Becomes Latest Addition To Dawley Farms
Project Overview
While addressing a small crowd of people in a field just south of Capital Card Services in the Dawley Farms development Thursday morning, Sioux Falls Mayor Paul TenHaken joked about frequently attending new breaking ground ceremonies recently — a testament to the city’s continued eastside growth.
“This area in town is absolutely popping,” TenHaken said to the crowd. “There’s going to be a Wendy’s over here.”
The latest addition is a new three-story, $34 million family health center from Avera that started construction today at 26th Street and Veterans Parkway on the south end of Dawley Farm Village.
It includes the health system’s second freestanding emergency department offering 24-hour care.
The economic impact is estimated at more than $59 million and is expected to draw from Brandon, Garretson and the broader surrounding area, said Dave Flicek, president and CEO of Avera McKennan Hospital & University Health Center and chief administrative officer of Avera Medical Group.
“For residents of eastern Sioux Falls, this will provide a wide continuum of care – right in your neighborhood. We included services that will address the health care needs of most individuals and families – all under one roof,” Flicek said.
That will include family medicine, urgent care, obstetrics/gynecology, pediatrics, internal medicine and dermatology, as well as laboratory and imaging services, including CT, X-ray and ultrasound.
“When I see Avera is building a facility, I know it’s going to be done right,” TenHaken said.
Avera McGreevy Dawley Farm Clinic
Avera was an early part of the Dawley Farms development, with four providers at its Avera Medical Group McGreevy Dawley Farm clinic since 2012. The new Avera facility will have the capacity for more than 40.
Tricia Knutson, who works at the current Dawley Farm clinic, said she is looking forward to transitioning to the new facility upon its completion.
“I’ve had the honor of practicing medicine at Dawley for over nine years,” Knutson said. “It’s exciting to provide a robust variety of services here.”
The new health center is expected to open in January 2023.

“The growing neighborhoods around this development will benefit so much from these enhanced services, and we know the Avera team is going to love the experience of working near so many retail and housing options at Dawley.”
The momentum in the Dawley development is incredibly strong, Blount added.
“We are working on the final stages of multiple deals we expect to announce in the coming weeks,” she said. “That’s in addition to what you already see under construction – a new retail center with Budget Blinds, Wendy’s and new tenants preparing to open on the north side of the development. We anticipated this would happen with the growth of the east side and completion of the new interchange at I-90 and that’s exactly what we’re experiencing.”
