Lloyd Builds On East-Side Momentum With New Apartment Communities
The east side of Sioux Falls keeps growing, and Lloyd Companies is building to keep pace.

At Dawley Farm Village, The Current will become the latest living option, offering a total of four buildings with studio through two-bedroom with den floor plans.
The first building, with 37 apartments, has started leasing and is scheduled to open later this spring.
“It’s a unique building style,” said Luke Jessen, vice president of development at Lloyd.
“It’s a new type for us – a hybrid townhome project where each unit has its own entrance and a lot of really big dens in almost every unit. There are some huge windows to look out the front side of the building, so it will be a fun place to move into and will stand out on the east side.”
A future phase will offer amenities, including a clubhouse.
For residents seeking broad array of things to do, neighboring Carlton at Dawley to the north of The Current is waiting. There’s still availability in many floor plans, up to three bedrooms. The area’s most upscale property, The Carlton offers everything from an indoor pool to multiple indoor and outdoor community spaces.
“We continue to see solid interest in moving into The Carlton,” Jessen said. “It’s also a great spot to consider for your small business, especially offices or local services and retail.”
Farther south on the east side, Lloyd also is building on the success of The Rowe on 57th, a popular apartment community off East 57th Street near Bahnson Avenue.
“That entire property has leased very well, and the resident reaction has been extremely positive,” Jessen said. “It has a unique brand and I think it’s attractive to residents who are excited about the property.”
The third phase at The Rowe includes 46 studio through two-bedroom apartments with commercial space below.
“This is a brand-new building type for us, a really cool design,” Jessen said. “The floor plans are great. They’re really simple, open and airy.”
The top floor will feature 14-foot ceilings “with some upgraded finishes like stainless steel appliances, which set this building apart,” he continued. “It provides some nice variety in the community.”
Residents will be able to start moving into the third phase of The Rowe this spring.
There’s also office space on the first floor available, with a few suites ready for custom buildouts and others that will be move-in ready.
“You could realistically move your office in here within a couple of weeks and take advantage of hundreds of on-site residents along with the growing neighborhood around The Rowe,” Jessen said.
