Construction Completes Third Phase Of Innovation Village In Brookings
As the name suggests, Innovation Village III is the third phase of a large multifamily property in Brookings, South Dakota. As with most Lloyd Companies projects, we utilized long-standing relationships to ensure the project’s success and partnered with Den-Wil, a Brookings-based development company.
Innovation Village is made up of 239 residential units across four centerload apartments buildings. The facility is a unique community that offers upscale apartments that are luxurious, yet affordable. Dirtwork and excavation on its third phase began this past December with a hard August 1st deadline for turning the project over. South Dakota winters make a quick turnaround no easy task, but our crew forged through the bitter cold into the spring and summer months to complete the project in time for 13,000 South Dakota State University students could make living arrangements for the fall term.
Innovation III showcased our construction team’s ability to work quickly, but also our ability to adapt and respond to market conditions and project outcomes. In a phased project like Innovation Village, our team has the opportunity to evaluate the success or failure of each component in the building process. We used a number of different products and finishes as we progressed through the different phases. Innovation’s initial phase used certain materials and finishes, but as it was leased up and managed, we found that some of the details were outside of the scope of the market. We made adjustments to the building design and materials while making sure to maintain the integrity of the finished product.
As we delivered Innovation Village’s third phase, we found it to be the most appropriate product for the Brookings market. It remains one of the finest properties in the city, and after our modifications, it is also accessible to a much larger segment of the population. It was honor to be a part of a project that has had such a positive impact on our rapidly growing sister city to the north. As with every project, we’re thankful that our work has improved the quality of life for those who call Brookings home.
