The Current

One of Lloyd’s newest east-side properties is leasing up at Dawley Farm Village. The first 37 apartments are open at The Current.

“This is a really nice project for people who enjoy having a private entrance, and it’s a very unique floor plan,” Lipp said. “You walk upstairs to a living area with the kitchen, living room and half-bath and then you walk up another set of stairs to the bedrooms and two full baths.”

Sizes range from studios to two-bedrooms dens that include and oversized single-stall attached garage.

“This design is something we see a lot of in larger cities, so I’m really excited about that,” Lipp said.

The Current will continue to grow, with about 150 total units planned plus additional amenities.

The District Lofts

One-of-a-kind downtown living arrives in August with The District Lofts. Located at The Steel District, these lofts will welcome residents with views of Falls Park and Levitt at the Falls.

“We’re about 20 percent leased right now, and I think once the development is a little bit further along they will go fast,” Lipp said.

Developed and managed by Lloyd, The District Lofts include studio through two-bedroom options with features that include high ceilings, large closets and oversized patios or balconies.

“The lifestyle here is going to be unlike anything we currently offer,” Lipp said. “You’ll have access to multiple restaurants just steps from your front door, on-site covered ramp parking, the riverfront and the future Jacobson Plaza with such exciting amenities.”

There are 97 apartments in the first phase with plans to add more in the future.

The District Lofts Living Space

The Rowe Platinum

A popular east-side community, The Rowe is leasing up its final brand-new apartments in a new phase along East 57th Street near Bahnson Avenue. The Rowe Platinum includes three stories of one, two and three-bedroom apartment-style homes.

“As the name ‘Platinum’ indicates, these are definitely an upgraded style, but they meet that middle ground between luxury and workforce housing,” Lipp said. “They’re a really cool new product and some even have 12-foot ceilings, so they feel really big and open with oversized windows.”

Residents here also can take advantage of The Rowe’s amenities, which include a community room, fitness center and pool.

“There’s a great vibe to this community and residents really enjoy living here,” Lipp said. “We just opened the latest building but expect to be at least half full soon as we head toward fall.”

The Boundary Phase 2

This in-demand community in northwest Sioux Falls now has more living options for new residents. The first phase of The Boundary, which is near Maple Street and Marion Road, is more than 80 percent leased, and the second phase is just opening up.

Developed and managed by Lloyd, there are options for one through three-bedroom units, including private-entry flats with a detached garage.

“The clubhouse here is beautiful,” Lipp added. “It’s two stories with a large pool, large fitness room and second-level games people enjoy playing.”

Apartments here include modern finishes, large closets and patios or balconies, and the location is ideal for access to Interstate 29 and many area schools and employment centers.

41Six

A neighborhood is quietly taking shape on the far east side of Sioux Falls and drawing new residents. 41Six has 56 townhomes in its first phase at 41st Street and Six Mile Road.

It was developed by Empire Homes and is being managed by Lloyd.

“These townhomes have really nice finishes and this community has a full amenity package with a clubhouse, pool and fitness,” Lipp said. “We expect this project is going to continue to grow over time as well.”

The townhomes and flats offer two and three-bedroom floor plans in two-story layouts with options for attached garages.

Willowbrook Village

Want a single-family home without the headaches of homeownership? Get to know Lloyd’s newest living option at Willowbrook Village, located on the east side at 6544 E. Pine Grove Place.

There currently are 19 single-family homes available, with 11 leased and a total of 57 planned. They’re all slab-on-grade and range from 1,200 to 1,557 square feet with the option for two or three bedrooms.

This community was developed by Signature Companies and is managed by Lloyd.

“It’s a perfect location in a growing neighborhood that still has a secluded feeling,” Lipp said. “They just offer more privacy and space for families and have been really popular.”

These homes are being built continually, with about five each month becoming available.
