New apartment communities in Des Moines and Rapid City are offering residents the chance for downtown living in exceptional lofts.

Lloyd Companies recently opened two new apartment complexes – Block5 in Rapid City and The Deco in Des Moines.
“Our overall leasing activity has been really strong this spring and summer – we can thank our weather in part as the driving force there,” said Ashley Lipp, vice president of residential property management for Lloyd.

Block5 Community RoomBlock5 opened in June as part of Lloyd’s mixed-use development in downtown Rapid City along Saint Joseph Street between Fifth and Sixth streets.

“Rapid City experienced a similar pattern as Sioux Falls with its multifamily market,” Lipp added. “They had a lot of inventory delivered at once, which caused some above-average vacancy, but like Sioux Falls we’ve started to see the market rebound and have had a successful leasing season.”

“Toastique has been a hit since opening, and it offers a great option for residents looking for a place to grab breakfast on their way to work or stop for a beverage,” Lipp said.

In downtown Des Moines, a new building at the corner of 13th Street and Mulberry Street is filling up with residents at The Deco.The Deco ExteriorThe five-story building includes 81 studio, one and two-bedroom lofts as well as commercial space on the main floor.

“The Deco has a modern, trendy vibe that people are loving,” Lipp said.

“Des Moines overall has been a strong multifamily market, with 95 percent occupancy so far this year,” Lipp said. “So we anticipate continued interest in this property.”
