Lloyd Companies Announces New, Expanded Multifamily Developments In Booming Northwest Sioux Falls

Lloyd Companies is bringing new living options to northwest Sioux Falls including the first multi-family residential development at the Sanford Sports Complex.
The Atlas will be a multi-phase development, beginning with 64 units starting this year but ultimately evolving into a much larger community.

“Our first phase is really addressing workforce housing,” said Luke Jessen, vice president of development for Lloyd. “We’re focused on best-value rents as we start the project behind Fleet Farm and then as we work our way toward Westport we plan to add many different units styles and price points.”

The entire first phase could encompass 200 units, and long term, Lloyd envisions developing 400 to 600 units in the Sports Complex area.

“As we add future phases, we’ll add an amenity package that is focused on complementing what people are asking for,” Jessen said.

“We think there’s going to be a wide variety of people interested in living at the Sports Complex. There are students who attend nearby schools, a lot of jobs already there and coming into the area and the site itself already caters to a wide variety of interests, so we think it supports developing a lot of new housing options.”

The Atlas plans to break ground this spring and complete the first building about 10 months later.

Lloyd also plans to build on its success in the northwest with the next phase of The Boundary, where phase two will add 112 one, two and three-bedroom apartments at 5340 W. Vision Drive, which is near Maple Street and Marion Road.

The Boundary includes an impressive two-story clubhouse with multiple lounge areas, a kitchen, game space and fitness center, along with an outdoor pool and gathering area.

“It looks great and it’s absorbed well on the northwest side,” Jessen said. “We started with about 180 larger, traditional-style apartment buildings and we just broke ground on phase two, which is a smaller-scale building with more variety.”

The more flat-style apartments include individual entrances with an option for detached garages.

The first apartments in phase two of the Boundary will be available this summer.
