Lloyd Companies served as the general contractor for a multi-year, multi-phase expansion of the St. Francis House in Sioux Falls.
The St. Francis House is an ecumenical transitional housing program for the homeless offering hospitality, fellowship and support to those in need. The program provides guests shelter, food, case management and support. It also offers special services for reaching long term goals including employment, independent housing, addiction recovery and money management.
The project was a new 30,673 square-foot building valued at approximately $6 million. It involved constructing 60 guest rooms with 120 beds, a large commercial kitchen and dining area, exercise room and office area, along with a basement for storing donated items.
Demolition of the existing building started April 1, 2019. Occupancy for the first phase was received Dec. 20, 2019, meeting the deadline, and occupancy for phase two was granted July 24, 2020, ahead of schedule. The project was completed on budget.
Building in a residential area is always challenging, but the Lloyd Construction team was able to successfully work within the neighborhood to create a valuable new addition. Phase two was completed during the COVID-19 pandemic, with proper distancing and other precautions in place to keep the crew and client safe
“We were really blessed. When we did the first phase, we had double crews at times because other projects were affected by weather, so Lloyd Companies really took the opportunity to reach out to the subcontractors to say they could bring on another team and get ahead of schedule.
And then during the pandemic, to keep people working, Lloyd did the same thing. They really think outside the box. They went to their subcontractors and said they can do proper social distancing, a lot of the work is outside, so we tore down the main shelter Feb. 9. 2020, and we were moving guests in by late July. We didn’t plan to move in until mid-August, and we were moving at the end of July.
I am just amazed, first and foremost, with the forward-thinking they did to take all of the information we provided to them through our architect and complete the project as we envisioned. They went over and above when we had a problem moving some heavier furniture into the building. Our mover couldn’t because of the pandemic, so Lloyd stepped up, grabbed some of their workers to give them hours and moved furniture in for our north wing.
They’re always problem-solving and thinking things through. When we had glitches with the city, they were able to present options to meet the city’s requirements but still provide a beautiful home for our guests. I like the problem solving as a team, instead of them just doing it and not asking my input.
Lloyd’s whole approach saved us during COVID-19. We would not have been able to make it in our old building. We would not have been able to practice social distancing. It was not good ventilation. All the work Lloyd did to pull those subcontractors in not knowing we would have a pandemic in 2020 really saved us.
We could get in, get situated, and we had the ability because of the design to have isolation areas to monitor guests for symptoms and then after that, we could get them through the building. I could go on and on and on about how grateful and thankful and truly blessed we are to be in this building. It all stems from the planning and process and creativity Lloyd had to keep people working in May and June of 2019 to keep us ahead of schedule. They really have solid leadership. They were amazing.”
