The Story

Lloyd Companies served as the developer, general contractor and commercial real estate representative for Prairie Hills Galleria, a two-story office and retail center at 69th Street and Western Avenue in southwest Sioux Falls.

Project Size And Scope

The two-story building is nearly 25,000 square feet and the shell was $3.8 million. The site has a 12,538 square-foot parking garage and the parking lot includes an underground detention pond. There is a large lobby that is glass in the front with a signature light fixture, and tall ceilings allowed the tenants to design a variety of different ceiling heights.

Tenants include ART Vision, Artisan Skin & Laser Center, Amazing Lash Studio, Goosmann Law Firm, Leela & Lavender boutique, Kimberly Keiser and Associates and Tavern 180. Lloyd Companies also served as the contractor for nearly all of the tenant build outs.

Timeline

Construction began in early September 2018 and was completed in early July 2019.

Challenges

The project got off to a very wet start. Lloyd Construction dug the parking garage, then had a few large rainstorms that caused four feet of water in the basement. A cold winter followed when temperatures didn’t get above freezing for 30 days. But, tenants still were able to start their build outs on schedule and required minimal adjustments once they began finishing out their spaces.
