Irving Center Apartments
Details
“Our lease-up went very well, and the construction was structured and completed so we were able to start leasing in the spring, which is great timing.”
Irving Center Apartments is a three-story project built on a redeveloped property in central Sioux Falls that had previously held an elementary school, which transitioned into a youth center. The youth center was demolished. The new building includes one, two and three-bedroom apartments for income-qualified residents and was supported by tax credits from the South Dakota Housing Development Authority.
It is a center-load apartment project without an elevator. The stairwells incorporate glass blocks installed for window lighting that were reclaimed from the former youth center. The property includes a community room with a full kitchen and bathroom
The project was built during the COVID-19 pandemic, so keeping the team healthy presented a larger challenge than normal. Material delays had started, so the Lloyd team monitored that closely, but the project finished on time and on budget.
