Commercial Real Estate To Represent Washington Square As Listing Agent
The Lloyd Companies Commercial Real Estate team is working with Washington Square Partners, LLC on what will be a marquee development in Downtown Sioux Falls, SD. We will be responsible for marketing and leasing the office and retail space for the monumental listing and will be celebrating our involvement by attending the groundbreaking ceremony tomorrow (Wednesday) July 20th, 2016 at 10:00 AM at 318 S. Main Ave in Sioux Falls. Representatives from the Sioux Falls Development Foundation, City of Sioux Falls, Sioux Falls Area Chamber of Commerce and Washington Square Partners, LLC will speak at the event. The public is welcome to attend.
Washington Square will be an 8-story mixed-use building with condominium housing, amenity space, retail space, office space and parking across from the Washington Pavilion at the intersection of South Main Avenue and West 12th Street in Sioux Falls. The development will include 22 residential units, 196 parking stalls, 22,000 square feet of office space, and 6,800 square feet of retail space.
Another key element of the site plan is that it provides an improved pedestrian experience at the sidewalk and creates an active streetscape environment. Foot traffic will enter the retail space along the Main Avenue frontage that will include vision glass. Public seating and bike racks will be available nearby as well. These new features, along with improvements to landscaping, will create a dynamic atmosphere at this already bustling intersection.
The design concept is inspired by the city’s namesake—the cascading water of the Big Sioux found at Falls Park. The building features articulation that adds points of interest to the overall project. All façades include integrated terraces, animating the building elevations in light and shadow. The terraces will be used as outdoor space for residents, along with the large rooftop terrace deck, which will be available to residents for grilling, entertaining, and relaxing.
We’re thrilled to be a part of the development process at Washington Square. Construction has already begun on the urban-style, mixed-use building. Tenant buildouts are slated to begin late spring 2017, and project planners anticipate opening in early fall 2017.
