Case Study: Empower Campus

The Story

The Empower campus is a shared campus between multiple nonprofits that historically was a school for deaf students. The first phase of work involved filling in an existing swimming pool to create a bike shop and renovating a gymnasium into office and showroom space.

Additional work included constructing two kitchens, new offices, new learning and daycare spaces, restrooms and partitioning the building into five separate areas for different nonprofits.

Project Size And Scope

Between two phases, the $2 million project involved approximately 88,000 square-feet of improvements. 


Construction began in October 2019 and was completed in June 2020.


The two buildings involved were 100 and 50 years old, respectively, and presented challenges in bringing them up to city code. The design process also was fluid, working with the owner along the way to determine the type of building that worked and looked best. Additionally, scheduling and material procurement were impacted because of the COVID-19 outbreak, but Lloyd Construction was still able to turn the building over by the owner’s requested date and came in under budget.
